10 MISTAKES

CONSUMER ALERT!!

The 10 Dumbest Mistakes Smart People Make When Buying Or Selling A Home...And How To Avoid Them.

Home Buyers:

Mistake #1:
Not knowing how much they can afford before they make an offer.
The easiest way to avoid this mistake is to get pre-approved for a mortgage by a lender so you know in advance exactly how much you can afford.

Mistake #2:
Not realizing in advance who the real estate agent represents.
Most people think that the agent they are working with is working for them. But unless they are working as your buyer representative, they represent the seller.

Mistake #3:
Not realizing that the wrong mortgage can cost thousands of dollars in needless interest and taxes.
Check with your accountant before you make your final decision on which mortgage you are going to choose. Your CPA will be able to tell you what the long-term effects will be on your income.

Mistake #4:
Not discovering hidden defects before they buy a home.
One of the most expensive mistakes is also one of the easiest to avoid, by having a professional pre-purchase home inspection.

Mistake #5:
Not knowing how much credit can affect their ability to buy or refinance a home.
Before you buy a home, many of the clouds on your credit history can be cleared up or even eliminated. Your mortgage professional can help you review and prepare your credit file in advance.

Home Sellers:

Mistake #6:
Basing their asking price on needs or emotion rather than market value.
Many times, people make their pricing decisions based on how much they paid or invested into their home. This can be an expensive mistake. Overpriced homes take longer to sell and eventually net the seller less money. Consult with a professional real estate agent. They can assist you in pricing your home correctly from the beginning.

Mistake #7:
Failing to "showcase" their home.
First impressions are the most important. Experience shows that for every $100 in repairs that your home needs, a buyer will deduct $300-$500 from their offer. Thoroughly clean and prepare your home before you put it on the market if you want top dollar.

Mistake #8:
Signing a listing contract with no way out.
Most traditional real estate agents want you to sign a listing contract with no way out. When you list you home with me, you can cancel your listing agreement at any time, no questions asked.

Mistake #9:
Choosing the wrong agent or choosing them for the wrong reasons.
Many homeowners list their home with the agent who works for the biggest company. You need to choose the agent with the best marketing plan and track record to sell your home.

Mistake #10:
Not knowing all of their legal rights and obligations.
Real estate law is complex. The contract that you will sign when selling your home is legally binding. Small items that are neglected in a contract can wind up costing you thousands of dollars. You need to consult a knowledgeable professional who understands the ins and outs of a real estate transaction

Klamath Falls-a top place to live .
Taken from the local Herald and News, April 23, 2007

By LAURA McVICKER H&N Staff Writer
Next to Portland, the best city in Oregon to live isn’t Bend.
It isn’t Eugene or Salem or Medford.
   It’s Klamath Falls.
Klamath Falls, along with Portland, made the list of the top 100 places in the United State to live in 2007, according to Relocate-America.com, a Web site that provides resources for people wishing to relocate.
Cities on the list were nominated by a member of their communities and the nominations were reviewed by Relocate-America.com’s editorial team. Many nominees cited people, neighborhoods, beauty, schools, activities and the area’s economic and environmental health, the Web site said.
The editorial team also examined education, crime and housing for that past year, a Relocate-America.com news release said. It has released its top 100 list for the past 10 years.
The top place to live in America is Asheville, N.C., the site said, and the only West Coast town to make the top 10 was San Francisco, Calif., which ranked No. 7.
The Web site ranked the top 10 and categorized the remaining 90 cities alphabetically. Four Washington cities — Seattle, Spokane, Vancouver and Bellingham — and six California cities — Berkeley, Exeter, Rancho Cucamonga, San Diego and San Francisco — also made the top 100.
Klamath Falls City Manager Jeff Ball said he was pleasantly surprised by the honor.
When asked what he thinks the town’s draw is, he said, “We’ve got great, friendly people and beautiful country.”

People, scenery put Klamath Falls on top.

Friendly people and beautiful country is what makes Klamath Falls a nice place to live, residents say.
The city made Relocate-America.com’s list of the top 100 places in the United States to live in 2007. The Web site provides information for people wishing to relocate.
Ernestine DeHaven, 34, moved to Klamath Falls 2-1/2 years ago from Phoenix, Ariz., when her husband got a military transfer to Kingsley Field. She enjoys the friendliness and says the town doesn’t have the traffic and high housing prices she encountered in Phoenix.
“When I first moved here, one of the first things I noticed was how friendly and laid back people were,” DeHaven said. “People actually look you in the eye and said, ‘Hi.’ ”
DeHaven also said the beautiful Klamath Basin countryside makes living in Klamath Falls enjoyable.
Pauline Arnold, who has lived in Klamath Falls for 37 years, cited the outdoors as a trait that makes Klamath Falls a nice place to live.
“You can go for a walk and feel safe,” she said.
But resident Amanda Dearing admitted she was surprised Klamath Falls made the list, calling Klamath Falls a small town without a lot of industry and opportunities.
Still, she added, she’s lived here all her life and couldn’t imagine living anywhere else.
